The permit sets the budget. We make it hold.

From design through build-out, turnover and every home, irrigation fails when each party decides the water is someone else’s problem. Insight works for the owner and holds every party — developer, contractor, HOA and homeowner — to the same budget.

Who we work for

Your problem, and what we do about it.

Developers and builders

“The permit has to hold through build-out and turnover — and we don’t want the district’s letter or the HOA’s lawsuit after we leave.”

  • The permit allocation turned into a water budget for every lot, common area and parcel
  • Designs checked against that budget and the watering window; specifications that must be followed in the field
  • Water use permit applications, renewals and reporting, as your authorized agent
  • Metering and monitoring from the first home, through grow-in, flushing and water shortage orders
  • Homeowner education at closing, and a complete, auditable record at turnover

HOAs and CDDs

“We inherited a permit and a system we don’t understand — and we keep going over.”

  • Where the water is going: common areas versus homes, drifted schedules, failed sensors, leaks
  • A meter on every home, read daily; the homes that need attention identified and owners educated
  • Your contractor given specific direction — and our technicians when a fault is beyond them
  • Permit reporting, district letters, renewals and variances handled as your authorized agent

One community taken over in June 2025: every month since under its peak-month limit, rolling 12-month use down to 77 percent of allocation · 1 in 5 metered homes identified for follow-up where schedules are in force · two SWFWMD variances granted in 2026 · Why communities run over

Property managers

“I manage a dozen communities, and the landscape contractor’s word is all I have.”

  • Independent verification of what was scheduled, what actually ran and what was repaired
  • One plain-language report per community, ready for the board
  • Alarms triaged by our monitoring team around the clock, before residents call
  • Problems fixed when the contractor can’t — never competing for their maintenance work

Destination, institutional and public owners

“A large central control system has to work every day, meet the permit and survive the next upgrade.”

  • Cross-brand central control monitoring: Hunter, Rain Bird, Maxicom, Baseline, Tucor and Toro
  • Controller-to-valve diagnostics: two-wire paths, decoders, modems and IP networks, ET weather stations
  • Modernization in place — legacy controllers consolidated onto one central, not ripped out
  • Every zone, controller and wire path mapped; GPS, ground penetrating radar and drone as-builts

The industry problem

The same companies that install your system are grading their own work.

Over the past decade, private equity has quietly consolidated the irrigation industry. The firms that design your system, install it, and then monitor its performance are increasingly owned by the same parent companies. When something goes wrong — permit overages, hydraulic failures, unexplained water loss — the party investigating the problem is often the party that caused it.

Insight Irrigation exists because someone has to answer to the data instead of the installer. We work for the owner, not the installer: we specify the work, assist the contractor, educate the owners, and step in with our own technicians only when a fault is beyond the contractor. We are not there to compete for the contractor's work, so we have no incentive to look the other way. That independence isn't a selling point. It's the reason we were founded.

What we run

Three systems, built in-house, running every day.

We don't resell manufacturer software. Real-time coordination, permit compliance, and field accountability demanded tools that didn't exist, so our team built them.

Controllers

Every brand under one monitoring layer

Zone-level command across all major controller platforms, flow sensor integration, automated fault detection. A mainline break at 2 a.m. raises an alert before the first gallon is wasted.

Permits

Compliance tracked against the allocation

Rolling 12-month usage measured against Water Management District limits, drought order evaluation, and the reporting each permit requires, filed on its calendar.

Homes

A meter on every home, checked against the rules

More than 700 homes read every day, each tracked against its watering schedule and water budget. We identify the homes that need attention and educate owners, so the community's permit holds.

Origin

Forty-five years became the foundation. Then we built the firm around it.

Aaron Smith started in irrigation in 1981, learning the trade alongside his father, Ron Smith, an irrigation contractor in Lake County, Florida. A United States Air Force veteran who served during Desert Storm, he brought that discipline to hydraulics, electrical systems, and the computer controls that would define the next generation of the industry. He became Head of Irrigation Design at an engineering firm, then director of technical services at a national irrigation consulting firm. He holds the ASIC CPIC and five Irrigation Association certifications.

That experience became the foundation for Insight Irrigation. Today our certified teams, based in Florida and working nationwide, monitor sites, manage compliance across multiple regulatory jurisdictions, deploy field crews, and operate the platforms that career made possible. One person's knowledge became the operating system for the firm.
